From an old building to a graded, open site

Turner Excavation is a demolition contractor for builders and developers, general contractors and commercial property owners. We take old structures down to the ground and break out the slabs and footings under them. Asphalt and concrete come out too, and our dump trucks haul the debris away. Then we grade the site for the work that comes next.

We do demolition as part of our commercial site work and as a standalone commercial job. We also take down old buildings for farms and landowners who have new plans for the ground. Our excavators, dozer, water truck and dump trucks work from our shop and yard in Dallas, Oregon. As an excavation contractor serving Polk and Marion Counties, we work across the Mid-Willamette Valley.

What We Handle

  • Old buildings taken down on commercial sites and development land
  • Barns and shops removed from farm ground
  • Concrete slabs and footings broken out and loaded
  • Asphalt removal from old parking lots and paved yards
  • Concrete curbs and sidewalks removed for a new layout
  • Old utility lines removed or abandoned to the plans
  • Haul-off and disposal in our dump trucks
  • Holes filled and compacted, then the site graded to drain

What does a demolition company check before a building comes down?

The asbestos survey comes first, because Oregon DEQ requires one before most demolition. An inspector with asbestos accreditation does the survey and writes the report. If the survey finds asbestos, an asbestos abatement contractor handles it before our machines start. Abatement is a separate trade, and DEQ licenses the contractors who do it.

Next, every service line gets shut off or capped outside the building. Oregon OSHA's demolition rules call for that, with notice to each utility involved. Pulling footings and old lines moves ground, so Oregon's dig law applies too. A locate request goes to Oregon 811 two to 10 full business days before the dig.

The building office for your site answers the permit question. Salem, for one, requires a building permit to demolish a building. There, an old sewer service that needs a cap also goes through Salem Public Works. We point you to the right office when we look at the job.

Demolition services for slabs and asphalt

Taking the building down is the first part of the job. Our excavators then break out the concrete slab and the footings under it. Each load goes into our dump trucks for haul-off and disposal.

Old parking lots and paved yards come up the same way, along with curbs and sidewalks. We have removed asphalt as far west as Newport, on the coast. That clears the way for a new layout on the site.

Old utilities come out or get abandoned in place, as the plans and the city or utility call for. An 811 ticket gets the utility-owned lines marked, but private lines past the meter stay unmarked. A private locator finds those before the dig. New lines for the next building are part of our underground utility work.

Grading the site after demolition in the Willamette Valley

Demolition leaves holes where basements and footings sat. We fill those holes in lifts and compact each lift as it goes in. Then the site gets graded to drain, ready for the next plan. Bigger cut and fill work for the new build is part of our grading and earthwork.

The Willamette Valley's wet season runs from October to May, and most of the year's rain falls then. Wet clay turns soft under loaded dump trucks, and mud tracks out onto the street. So we plan haul-off and grading around the weather when the schedule allows. In the dry months, our water truck keeps the dust down.

We take demolition jobs within about 70 miles of our yard in Dallas. That covers Polk and Marion Counties and the valley south to Eugene. To the west, it reaches over the Coast Range to Newport. Call or text (503) 507-2919 to set up a free estimate.

Do I need an asbestos survey before demolition in Oregon?
In most cases, yes. DEQ requires one for every commercial building, whatever its age, and for residential buildings built before January 1, 2004. The survey report has to stay on site during the work. In Lane County, the Lane Regional Air Protection Agency regulates asbestos under its own rules.
What kinds of demolition do you take on?
We take whole structures down, such as old commercial buildings and the houses on a parcel slated for development. Slabs and old parking lots can come out as a job of their own too. Interior demolition inside a building that stays standing is a job for another trade.
Can you take the site from demolition to a building pad?
Yes. After the structures and slabs are out, we clear and grub the rest of the parcel and strip the topsoil. Our site preparation work takes the ground to rough grade. Then we can run the utilities and build the pad for the new building.
How much does demolition cost?
It depends on what comes down and what sits under it. The size and build of the structure matter, and so do the slab and any paving. Haul distance, disposal fees, old utilities and site access move the number too. We look at the site and put a free estimate in writing.
Do you demolish old barns and farm buildings?
Yes. Old barns and shops come down with our excavators, and our dump trucks haul the debris off. Then we grade the ground for its next use, such as a new building pad or a growing area. We work for farms and nurseries across Polk and Marion Counties.
