Commercial Site Work in Dallas, OR

Commercial Site Work · Dallas, OR

From raw ground to a site ready to build on

Commercial site work covers the dirt and underground work under and around a new commercial building. Turner Excavation is an excavation contractor in Dallas, Oregon, and we build the site side of commercial projects. We clear and grade the lot, build the pad, run the utilities and bring the parking lot to base rock. Our paving and concrete subcontractors then place the curbs and the asphalt under our management.

We work for developers and general contractors, and for business owners who build on their own land. Our shop and yard are in Dallas. We take commercial jobs across Polk and Marion Counties and the rest of the Willamette Valley. Our excavators, dozer, water truck and dump trucks do the earthwork, and many of our jobs run for months.

What We Handle

  • Clearing and grubbing, with a rock construction entrance for the trucks
  • Mass grading and cut and fill to the civil engineer's grading plan
  • Building pads of structural fill, compacted in lifts
  • Water, sewer and storm lines run to the building
  • Power and communications conduit, vaults and pull boxes
  • Catch basins and storm pipe for the parking lot
  • Parking lot subgrade, base rock and fine grading for paving
  • Curbs and asphalt by the paving and concrete subcontractors we manage

What does commercial excavation include?

The job opens with clearing and grubbing, after any demolition work on an old building or slab. Trees and roots come out, and we strip and stockpile the topsoil. Mass grading then cuts the high ground and fills the low ground to the civil engineer's plan.

The building pad comes next. We place structural fill in lifts and compact each lift to the engineer's spec. The engineer's testing firm checks the compaction as the pad goes up. The finished pad sits at the grade on the plans, with the ground around it drained.

The utilities go in while the ground is open. Water, sewer and storm lines run to the building, with conduit for power and communications. Like all our underground utility installation work, it starts with a call to Oregon 811 for locates. Connections to a public main go through the city or the utility, and we work with their inspectors.

Parking lot subgrade and base rock on Willamette Valley clay

Catch basins and storm drainage pipe go in before any rock. Then we shape the subgrade to the grades on the plan. Valley silt and clay soils turn soft when they are wet. Soft subgrade shows up later as ruts and cracks in the asphalt.

So the subgrade gets checked before the rock goes on. Soft spots get dug out and replaced, and on wet ground the plan may call for fabric under the rock. The base rock then goes down in lifts, with each lift compacted. A fine grade on top leaves the lot ready for the curbs and the asphalt.

How a site work contractor plans around the wet season

Dallas gets close to 48 inches of rain in an average year. More than 90 percent of it falls from October through May. Wet clay is hard to grade and compact, so mass grading on clay is mostly dry-season work. Oregon's standard construction specs set October 1 to May 31 as the wet season for erosion control.

We plan the schedule around that calendar. Grading and the building pad go first in the dry months when the dates allow. Utility work and rock work can often go on in the wet months, within the limits the geotechnical engineer sets. Tell us your building start date early, and we work back from it.

Before grading starts, the erosion controls on the plan go in, with a rock construction entrance at the street. Our water truck keeps the dust down in the dry months and wets the fill for compaction. Call or text (503) 507-2919 when your plans are ready.

FAQ

Commercial Site Work Questions, Answered

Common questions about commercial site work around Dallas and the rest of the Willamette Valley. If yours is not here, call or text and ask.

Call (503) 507-2919

Do you work for the owner or the general contractor?
Either one. We take site work as a subcontractor to general contractors. We also work straight for developers and business owners who want the site ready before the building goes up.
Do you pave the parking lot and pour the curbs?
Yes, through our subcontractors. We bring the lot to compacted base rock and fine grade. Our paving subcontractor places the asphalt, and the concrete crew we bring in sets the curbs. Both work under our management, so the whole site runs through one contractor.
Where does your site work stop and the building start?
We build from your civil engineer's plans, and the design and survey work stay with your engineer and surveyor. At the building, our work ends with a compacted pad and the utility lines stubbed out. The general contractor builds the structure on the pad. An electrician and a plumber make the final connections inside.
Does a commercial site need a stormwater permit in Oregon?
Oregon DEQ requires 1200-C permit coverage when a project disturbs one acre or more of land. So does a smaller site that is part of a larger development of an acre or more. DEQ asks for the application at least 30 days before construction starts. Some cities run the program for DEQ, so your engineer or the city can tell you what applies.
How much does commercial site work cost?
It depends on the site and the plans. The size of the pad and the parking lot matters, and so does the dirt hauled in or out. Soil, groundwater, the season and the length of the utility runs move the number too. Send us the plans, and we put a free estimate in writing after we see the site.
What areas do you cover for commercial excavation?
We take commercial jobs within about 70 miles of our Dallas yard. That range reaches Wilsonville and Sherwood to the north and Eugene to the south. To the west, it crosses the Coast Range to Newport. Polk and Marion Counties are the core, and we cover excavation in Salem and Keizer as well.
